Listen; not long ago, I was in the same place financially as you are right now. And probably worse. I wasn't born into money and in all honesty I never had much in the beginning. I had plenty of debt, but actual cash was very, very hard to come by.
I finished high school, got a job, joined the military, attended CMSU, worked for the Kansas City Missouri Police Department and began investing in real estate.

The only problem was I had to compete for vacation time with others and almost never got the days off I wanted or the vacation time I wanted.
I had to do something about it...
That's when I finally realized I would never achieve my dream of financial freedom working for others and living my life for someone else!
After working a job that most did not appreciate, I began looking for my way out of the rat race!
I was tired of being called everything except "officer" or "Sumpter" and shown little to no respect.
After several close calls with death, I decided there had to be a better way.
I began investing in Real Estate and
staked MY claim to FINANCIAL FREEDOM through Real Estate.
This check is near and dear to me as it is one of my first profit checks from my early years in the business. I was still a Kansas City undercover cop working the beat and I came across this deal when I was out questioning a witness to a crime in their neighborhood. You just never know when you’ll come across a property that will turn into a deal and into a hefty profit!

Who Are You Listening To?
Who are you listening to? As each new real estate boom comes and goes, there is always a huge spike in people wanting to “break” into the real estate investing business. They quickly take advice from other investors who don’t have any formal training or real life experiences. They listen to a new “GURU”. Unfortunately, many of these “so called” experts have only 1 or 2 deals under their belts and some of them are actually still being MENTORED by someone else on their first deals! As you will see from my checks, my deals have covered quite a few years.
I have said many times before…You must be very careful who you listen to. If the person you are listening to can’t show you PROOF they actively find, negotiate, fund and actively conduct deals…If the person you are listening to can’t show you PROOF they also have students DOING DEALS, you should simply NOT listen.
Take a look at just a few more actual checks I've personally received from my own deals over the years. (Look at the amounts closely and notice the dates...yes, I've been doing this for a while):
A few years back this deal I did in Kansas helped me buy a brand new 2005 Chevy Suburban. My kids loved the new room in the backseat compared to the small VW sedan I had before!

I’ll never forget the lesson I learned about negotiating with the bank on this deal a few years back. It nearly cost me the entire deal, but by using my unique law enforcement background I was able to beat the lender at his own game. When you meet me, ask me how I did it.

The potential for profit-making from real estate investing is astounding, but only those persons who are diligent enough to educate themselves on both the fundamental investor techniques and the latest real estate business strategies will succeed.
Speculation vs. Investing
It would be great if all it took to make money in real estate was to “throw a few dollars” into the transaction and watch it grow. In the past, in certain markets it was possible to make money as a real estate speculator without having to have too much specialized knowledge or experience. Some markets allowed for rapid growth and relatively low risk. Like in anything else, the only constant is change and the “good old days” of easy money in real estate speculating is long gone.
Determining Your Goals
One critical factor in the success of any real estate investment plan is to have a clear understanding of your goals. It is interesting to note that experts report less than one percent of all people in the world write down their goals on a daily basis. Break Into a Buyer’s Market
According to Money Magazine, there were 4 million US homes on the market in August 2006—almost 1 million more than at the same point last year. That’s a lot of supply, and it’s been forcing many real estate sellers to significantly reduce their prices. What does that mean for you? That the time to invest is now!
As a first-time real estate investor there is nothing more important to your success than being armed with the right information. In fact, having the right information may be more important than having the “right credit score” or the “right amount of capital” for investment.
Navigating Through a Seller’s Market
Equally important to a new investor in learning how to break into a buyer’s market, is how to steer oneself in a seller’s market.
A sellers' market is when conditions favor the seller over the buyer. There are fewer homes for sale than there are buyers. Prices tend to rise, and homes sell quickly, often with little bargaining.
Knowing what to do and how to do it in these types of conditions is essential.
The Art of Negotiations
The dictionary definition of negotiation is "to discuss with the goal of finding terms of agreement." That is true in negotiating in real estate but it also includes the skill of persuading other people to accept your point of view. When it is said of a person "He or she's a good negotiator." it usually means that they get the best deal.
Many new investors find this the most difficult and daunting part of investing given the right approach to learning how to negotiate can make this part of the process as easy as if you were talking with a friend.
Networking
Real estate investing isn’t just about knowing how to do a deal. With so much information available to us today on investing, the old adage “It’s not what you know, but WHO you know” can often make or break a deal. That is why networking is vital especially to a beginning real estate investor.
Why network? It is the most powerful way to build professional relationships, actively foster contacts and disseminate information. And that is key in the business of real estate.
Most people personally know at least 250 other people, and have even more acquaintances. Harvey McKay, a well-known author and speaker, suggests keeping a rolodex of everyone you know and putting a little something about that person on each card. McKay also suggests that you update your rolodex on who you meet daily.
Networking for the beginner real estate investor is often a way to find deals, build a support team, find like minded investors and avenues for buying and selling properties.
Knowing the Hottest Investing Opportunities
There are many opportunities in real estate investing and knowing which ones are the best at the right time is key. Right now, pre-foreclosure investing is one of the hottest investing opportunities one should be taking advantage. Do you know another hot strategy you should be doing here…?
